The Trials of Home Ownership
Just when you think you are starting to get a little a head, on things at the house, .. you saved up some money, something always comes along and screws it up.
Yesterday I experienced the joys of replacing the controller for the sprinkler system. Nothing like shelling out $433.00. So much for the other things I had planned for that money.
Its not problem.. I had already planned on spending $275 to have the ceiling fixed where the hot water heater leaked. At least that replacement was only $200.00 for the install. And I skated with the New Hot Water heater,.. that only ran me $537.00.
Just waiting for the roof to fall off, to even out my last few days off a wonderful spending spree.

But the cost of replacing Water Heaters and A/C units will drain the Ole Saving account. I just refurbished my A/C unit and its 32 years old.
But I did the work myself. Heck the Freon alone would have been $300.00
California is outlawing R-22 Freon this year. So next time my A/C unit springs a leak. I'll be out another $5,000.00 to replace it.
I'm going to Replace the Shingles on my Roof this Fall. I will be doing this job by my self as well. Still thats another $1,500 for Shingles.
Home ownership. Mine is paid for and has been for over 10 years. Still the Taxes and Maintenance can get very high.
I had to replace the roof last year because it was leaking (in multiple spots) - $8000. I have water damage in the corner of my kitchen from one of the leaks. Some of the cabinets have deteriorated from water saturation. I'm gonna have to remove the cabinets and drywall to fix the internal damage.
I'm capable of doing the work... it just takes me forever to get it done. I can't be without my kitchen for months on end, or even a few weeks. It took me the better part of a year to finally get my lower floor redone (I did do that myself).

I hope I do not have problems like that. I have a 12 position mechanical and two 6 position digitals that I have modified to run my lawn and my drippers with in the restrictions the city is placing on us now that the droought has gotten worse. You know, they never do what needs to be done once you get them home, no matter what you were told at the store.
hey Moody, be careful on that roof. Don't need to have you falling and hurting yourself.

The last day of 07-08 ski season a bunch of yahoo pavers using the unit above us plug their toilet and somehow the water runs for 15 hours , It Took 5 months for the insurance company to finally get it right . why didn't this happen before we Reno'd instead of after. they had to gut all the walls including interior walls to get the wet insulation ot befor we had mould .

Well I'm feeling a little better about our run of luck the last year or so. Last summer we had to replace our AC and exchanger to the tune of $5,500, of course this was just after we finished a 2 year huge do-it-yourself project for a multi-level pool deck patio project that had tapped the savings hard, then several months ago the well pump went bad so there went another $700 all this while my new '07 silverado was broke more than it ran (THAT POS is GONE) The truck was under warranty, but still very frustrated with lack of dependability. Been a Chevy man most of my life but that was a Friday afternoon or Monday morning truck...finally took a several thousand $$ beating and just sold the damn thing before my temper got the best of me...
All that being said.... We just put 2250 miles on the SSR through the Smokey mountains and it ran FLAWLESSLY!! Replaced DOT 3 fluid in clutch with DOT 4 as suggested by many on this forum and had ZERO problems running the Dragon (for those of you not familiar with the Dragon (route 129 in TN and NC) you owe it to yourself to drive your truck HARD on this road) Several shifts over 6,000 RPM with temp gauge pushed up near 240 (running hard twisties) Whatta ride!! I LOVE THIS TRUCK!! I can't believe how it sticks to the road!!
Sorry I got off topic, but that was the silver lining of this past years spending.... Always helps to remember the good things!!
